Bushby First National has recently become a member of TICA, the largest tenant database in Australia which is another tool to ensure the best possible tenant selection for our Property Investors.
So what does that mean for you as an Investment property owner? Every time we receive an application from a potential tenant we will check for their details listed on TICA. If we need to list a tenant on the database for any various reasons, this information is available to Property Managers across the country. The tenant is notified of their listing on the database and can contact us to arrange removal on completing the conditions of the listing Is TICA a debt collection agency? No, we will continue to use (when required) Tasmanian Collection Service for debt collection |

We are also very excited about being finalists in the Launceston Chamber of Commerce Business Excellence Awards for the categories of Better Work Places & Innovation. The winners will be announced on Saturday 4th September at the Albert Hall in Launceston. The REIT (Real Estate Institute of Tasmania) Awards will be held on Thursday 2nd September in Launceston this year. Last year we won Property Manager of the year, Large Agency of the year & Community Service of the year, becoming finalists in the national REIA (Real Estate Institute of Australia) awards. We wish good luck to all entrants and will keep you informed of the results. |

Good Property Managers and landlords know the importance of keeping their rental properties well maintained,. Not only are tenants entitled by law to have a safe and habitable living environment, it is also in a landlord's financial interests to ensure the property is kept in good condition. After all, without rent coming in regularly each month, a property is worthless. Prospective tenants viewing a neglected property are also less likely to want to rent it. Meanwhile, tenants residing in a property that is suffering from neglect are more likely to treat the property poorly and not pay their rent on time. If a property does not receive ongoing general maintenance, and if repairs are not acted upon straight away, in the long run the work is only going to cost more and take longer when maintenance or repairs are finally undertaken. Furthermore, the value of a property in disrepair is significantly lowered, decreasing both its investment and rental income potential. Many landlords insurance providers expect homeowners to maintain their property to the standards of the relevant Tenancies Act, and failure to do so could result in claims being denied. Other things that can affect the quality of tenant applying for a property is the cosmetic maintenance too, when necessary is essential. Touching up the paint job on interior walls when the property is between tenants is a simple enough task, and reasonably inexpensive if your landlords do it themselves.
